SAFETY CONCERNS: The National Fire Protection Association (NFPA) publishes the National Electrical Codes (NEC) that are meant to provide life safety installations. Articles published under NEC 70 address how IT Communication equipment and cabling shall be installed.

ISSUE: 
The following are examples of NEC 70 violations:

  • abandoned network cabling,

  • cabling improperly installed and laying on the ceiling tile,

  • hung from the suspended ceiling grid wire or tied to an electrical conduit, and

  • improper firestopping of fire rated walls.

RISK: These violations can result in fines from the fire marshals, the Authority Having Jurisdiction (AHJ).

Keeping a well-documented and labeled network cable installation is extremely important to avoid costly fines and costly cable rework for future removal before and/after a building tenant terminates a lease.

SERVICE ENTRANCE:

ISSUE: In most commercial buildings, the size of the service entrance and the size/quantity of the service entrance conduits are not adequate. Most conduits sizes were not initially sized appropriately for the lifecycle of the building or not enough conduits were provided. Over time these conduits accumulate various IT Communication and phone service cables. As those services are no longer required, the service equipment and cabling remain abandoned in place. Since these types of rooms are normally located in the core section of the building, they cannot be expanded, nor can additional conduits be installed without incurring a great expense.

WHAT NOT TO DO

RISK: Leaving the room and cabling unmanaged can prevent future service expansion into the building for tenant’s required services or cause disruption/delay of services due to the clutter of unmanaged undocumented/labeled cabling or service equipment.

GWYNN TECHNOLOGIES SOLUTION: We work directly with the various service providers to prevent these situations from occurring by identifying placement for the service equipment and then identify proper cable routing out of the service entrance room. We properly ensure all service providers label their equipment along with any cabling they install. managing and documenting/labeling the cabling that run through the conduits. We document all installations and track when service equipment and cabling is no longer required, and facilitate the removal of unnecessary cabling.

RISER ROOMS:

These are rooms/location in commercial buildings that contain the conduits/chase ways between floors so IT Communications cabling can be run between floors.

ISSUE: As with service entrance conduits, riser room conduits or chase ways are usually sized incorrectly, or not enough conduits or chase ways were installed during building construction.

RISK: Improperly managed cabling could lead to expensive costs when additional conduits are installed between floors throughout the lifecycle of the building.

LEASED FLOOR SPACES & HALLWAYS

These are areas of leased floor space by tenants or areas the tenants IT communication cabling must traverse, such as hallways.

ISSUE: Unless a building has raised/access flooring, network cabling is installed above suspended ceiling, interstitial space. Building owners and property management companies are starting to realize there is a major issue with legacy abandoned cabling left remaining in the ceiling space due to years of building occupants adding network cabling above the ceiling and never removing the legacy/ abandoned cabling.

RISK: This abandoned cabling creates a nightmare for any future vendors contractors (IT Communication, HVAC, Fire suppression, electrical, etc.) performing work above the ceiling. Cable installations that do not conform to cabling standards or adherence of to NEC codes, can be easily damaged, and service disruptions experienced as these types of contractors ceiling
perform installations or repair work above ceilings.

ROOFS

ISSUE: Unfortunately, roofs are the “out of sight, out of mind” locations for TV satellite dishes, microwave bridges, cellular antennas, etc..

RISK: An improperly installed service can lead to damaged roofs if not properly secured or exceeds weight restrictions too much. Vendors tend to run cabling from the roof into the building through any “penetration” they can find.

RESULT: This leads to roof leaks, expensive repairs and disruption to the building occupants.
